What is Title Insurance?

Title Insurance is a one time expense that protects the holder from claims against their title to the property. It can only be purchased at the time of closing, and cannot be purchased after the fact. Lenders insist on title insurance to protect the Lender's interests only. Owners are wise to purchase coverage to protect their own interests. It lasts the entire length of time of property ownership, no matter if its 1 year or 50. With Title Insurance, we have your back.

What to bring to closing

             ●          Picture I.D. – Valid Drivers License, State ID or passport

            ●          Social Security Number(s) (actual card not necessary)

            ●          List of addresses for the past 10 years

            ●          Current/Forwarding Address & New Telephone Number(s)

            ●          Email address, if you have email

            ●          Check book for any outside of closing costs, if applicable

                        

We are required by Minnesota Statutes to provide the following notice:
            Signatures Closing & Title, Inc., acting as a Real Estate Closing Agent in the above transaction, has not, and under applicable state law, may not express any opinion regarding the legal effects of the closing documents or of the closing itself.

            In order to close the transaction on your behalf, a closing fee will be charged in the amount of $300.00, which will be included in your Settlement Statement costs at the time of closing.
